From first call to keys

The path, in weeks

Design and city review come before any building. The build weeks start once the plans are approved.

  1. Week 1

    Step 1: Lot check

We read your parcel map, zoning and utility records, then call with what we found: where a unit fits, what kind, and what could get in the way.

  2. Weeks 2 to 3

Step 2: Site visit and design agreement

We measure the yard, look at the house and the meters, and talk about who will live there. Design is its own agreement, signed before any build contract.

  3. Weeks 3 to 10

    Step 3: Drawings and engineering

Floor plan, elevations, structure and energy compliance, drawn with you. You see the plans before they go to the city.

  4. Weeks vary

    Step 4: City plan check

We submit online and answer the reviewers' comments. State law limits how long a city can take on a complete application; we tell you where yours stands.

  5. 10 to 36 weeks

    Step 5: Build

Crews start on the foundation or the demolition. The length depends on the type; the cards above give each one.

  6. Last week

Step 6: Final inspection and keys

The city inspects, the utility sets the meter and we walk through the unit with you and fix what we find.

Agreements

You sign one thing at a time

Design is its own agreement, signed after the site visit. It covers the drawings, the engineering and the city submittal, and you own the plans.

The build contract comes after the plans are approved, with a fixed scope and a price. Changes during the build are written, priced and signed before the work.

  • Design agreement first

  • Build contract after approval

  • Changes in writing, before the work

Two payments

What you pay, and when

California limits the down payment on a home improvement contract, and your contract states it. The numbers below are the shape, not a quote.

It takes a few days, and it does not commit you to anything.
